The Fund seeks to track the investment results of the Dow Jones U.S. Real Estate Capped Index (the Underlying Index), which measures the performance of the real estate sector of the U.S. equity market, as defined by S&P Dow Jones Indices LLC (the Index Provider or SPDJI). The Underlying Index uses a capping methodology to limit the weight of the securities of any single issuer (as determined by SPDJI) to a maximum of 10 percent of the Underlying Index. Additionally, the Underlying Index constrains at each quarterly review: (i) the weight of any single issuer to a maximum of 10 percent, and (ii) the aggregate weight of all issuers that individually exceed 4.50 percent of the index weight to a maximum of 22.50 percent. Between scheduled quarterly index reviews, the Underlying Index is rebalanced at the end of any day on which all issuers that individually constitute more than 5 percent of the weight of the Underlying Index constitute more than 25 percent of the weight of the Underlying Index in the aggregate. In implementing this capping methodology, SPDJI may consider two or more companies as belonging to the same issuer where there is reasonable evidence of common control.

The U.S. housing market is tilting sharply in favor of buyers, with a record 33.7% more sellers than buyers, according to the latest data.
What Happened: This imbalance, the largest since 2013, is driving expectations of a 1% decline in home prices by year-end, as <a href="https://www.redfin.com/news/sellers-vs-buyers-price-impact/">reported</a> by Redfin. 
With 1.9 million sellers compared to 1.5 million buyers, the market is experiencing its highest seller-to-buyer ratio since March 2020, fueled by high home prices, elevated mortgage rates, and easing "mortgage rate lock-in" effects.
Redfin's analysis highlights a stark buyer's market in 31 of the top 50 U.S. metros, with Miami, Florida, leading where sellers outnumber buyers nearly 3 to 1.
In contrast, Newark, New Jersey, remains the strongest seller's market, with home prices rising 12.2% year-over-year. Nationally, the median home sale price grew 1.6% to $431,931 in April, but Redfin predicts this growth will reverse as sellers compete for fewer buyers, expecting home prices to drop 1% by the end of the year as a result.
Bill Adams, Chief Economist at Comerica Bank, corroborates this trend, noting weaker-than-expected house price indices in April, with the S&amp;P CoreLogic Case-Shiller 20-City Index falling 0.3% month-over-month.
Adams points to &#8220;anemic&#8221; existing home sales and rising listings in May, alongside declining consumer confidence in June, as signals of a cooling market.
Despite some Federal Reserve governors advocating for rate cuts, Chair Jerome Powell's "wait-and-see" stance suggests no immediate relief from high rates, which averaged 6.73% in April. &#8220;Comerica forecasts for the Fed to hold rates unchanged in the second half of 2025,&#8221; said Adams.

Why It Matters: Apart from benchmark house price indexes being weaker than expected in April, &#8220;the listings-to-sales ratio was the highest since 2016,&#8221; pointed Adams, also adding that &#8220;jobs data point to less labor demand.&#8221;
These variables, combined with the Fed&#8217;s stance to keep holding rates, could affect the housing demand, thus dampening the prices.

Too Many Home Sellers, Fewer Buyers: Experts Predict Housing Prices To Fall In 2025 Without A Fed Put In Place

Federal Reserve Governor Christopher Waller may have just handed <a href="https://www.benzinga.com/etfs">ETF investors </a>a mid-summer plot twist. 
In a Friday interview with CNBC, Waller said the U.S. central bank could start cutting interest rates as early as July, a stark pivot after six straight months of holding the line.
The Federal Open Market Committee (FOMC) is set to meet on July 29–30, and while a rate cut is far from guaranteed, Waller's comments have given markets, and particularly rate-sensitive ETFs, fresh fuel for speculation.
"We could do this as early as July," said Waller, who noted that inflation and GDP are now hovering near the Fed's long-run targets. He also estimated that the current benchmark rate is about 1.25 to 1.5 percentage points above the "neutral" level.
That's Fed-speak for: we might have over-tightened, and it could be time to ease up.

The iShares 20+ Year Treasury Bond ETF (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/TLT#NASDAQ">TLT</a>) has already seen slight upward price action in anticipation of policy shifts, and Waller's remarks could intensify that trend.</li>

<h2 class="wp-block-heading">But Wait, The Fed's Still Divided</h2>
Despite <a href="https://www.benzinga.com/markets/macro-economic-events/25/06/45714800/feds-christopher-waller-signals-caution-on-rate-cut-amid-tariff-driven-inflation-risks">Waller's optimism</a>, not everyone at the Fed is reaching for the rate-cut button. At the most recent policy meeting, seven Fed officials indicated they expect no cuts this year, according to Bloomberg. Others are sticking to the expectation of two cuts before year-end, a classic case of monetary policy déjà vu.
Then there's the geopolitical wildcard: Waller cautioned that any rate easing would come with caveats, especially if shocks, like Middle East escalations, reignite inflation.
That means inflation hedge ETFs like the iShares TIPS Bond ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/TIP#NYSE">TIP</a>) or broad commodity funds like Invesco DB Commodity Index Tracking Fund (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/DBC#NYSE">DBC</a>) may still be worth holding in a diversified strategy.
<h2 class="wp-block-heading">The Trump Factor: A Political Sideshow?</h2>
President Donald Trump, who remains a vocal critic of the Fed, has been hammering the central bank to cut rates, suggesting it would help reduce ballooning interest costs on the government's debt. The Treasury has already shelled out $776 billion in interest payments over the past eight months, more than what the U.S. spent on defense.
But Waller didn't mince words: the Fed doesn't exist to make the government&#8217;s debt cheaper.
"Our mandate from Congress tells us to worry about unemployment and price stability," Waller said. "It does not tell us to provide cheap financing to the US government."
<h2 class="wp-block-heading">Bottom Line</h2>
Waller's comments suggest that the Fed is growing increasingly comfortable with the idea of normalizing rates, or at least dipping a toe into the water. For ETF investors, that opens the door to rebalancing toward sectors poised to benefit from falling rates, even as the inflation story continues to lurk in the background.

Fed Rate Cuts To Come 'As Early As July'? Dovish Turn Sparks ETF Rebound Hopes

Warren Buffett&#8216;s real estate business underscored the need for homeowners to reduce prices as the Home Builder Confidence index fell to a 30-month low in June 2025.
What Happened: Berkshire Hathaway Inc.&#8216;s (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/BRK#NYSE">BRK</a>) (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/BRK#NYSE">BRK</a>) Home Services blog highlighted that if the sellers had few to no showings or offers, it's likely &#8220;overpriced&#8221; to homebuyers.
The blog post suggested accepting and understanding the current home market prices, upcycle homes for quicker sales, and reviewing the marketing by better staging and photography.
&#8220;A price reduction should send the right message to the marketplace—that your home is well worth its asking price,&#8221; it stated.
This comes as the Home Builder Confidence index fell to 32, which was the worst in nearly 30 months since December 2022's — 31 reading and April 2020's — 30 reading.
It was the third-worst figure since 2012 in June. &#8220;The weak retail report suggests that weak consumer demand helped hold down inflation in May,&#8221; said Bill Adams, the chief economist for Comerica Bank.
Reiterating the point from Berkshire Hathaway Home Services&#8217; post, Charlie Bilello of Creative Planning highlighted that &#8220;37% of builders cut home prices to boost sales, the highest share on record.&#8221;

According to the Bureau of Labor Statistics, the headline Consumer Price Index (CPI) dropped from 3.0% in January to 2.8% in February, below economist expectations of 2.9%. Economic Backdrop
Inflation cooled in February, a breather investors who had a lot to worry about in the past few weeks. According to the Bureau of Labor Statistics, the <a href="https://www.benzinga.com/economics/macro-economic-events/25/03/44285648/wall-street-rebounds-as-cooling-inflation-draws-tech-dip-buyers-whats-driving-markets-wednesday">headline Consumer Price Index (CPI) dropped</a> from 3.0% in January to 2.8% in February, below economist expectations of 2.9%. This marked the first decline after four months of increasing price pressures. Core inflation, which excludes food and energy prices, also moderated, coming in at 3.1% year-over-year, down from 3.3% in January.
These developments reinforce the Federal Reserve's <a href="https://www.benzinga.com/economics/macro-economic-events/25/03/44274165/inflation-cools-more-than-expected-in-february-strengthens-the-case-for-fed-rate-cuts">likelihood of cutting interest rates</a> in 2025. Now, economic growth is projected to slow in the first quarter and investment banks have revised GDP forecasts downward, with the Atlanta Fed's GDPNow model predicting a potential 2.4% contraction. This strengthens expectations for rate cuts, as evident from CME FedWatch Tool survey which shows traders assigning nearly an 80% probability of a reduction by June.

Cheniere Energy reported quarterly earnings of $3.93 per share which beat the analyst consensus estimate of $1.87 per share. The company reported quarterly sales of $3.763 billion which beat the analyst consensus estimate of $3.729 billion.
Wells Fargo analyst Michael Blum maintained Cheniere Energy with an Overweight and raised the price target from $213 to $235 on Wednesday.

What Happened: According to <a href="https://therealdeal.com/new-york/2024/10/16/floyd-mayweather-in-contract-on-402m-black-spruce-multifamily-portfolio/">The Real Deal</a>, the undefeated champ — known for the moniker &#8220;Money&#8221; — is set to drop a cool $402 million for a 1,000-unit affordable housing portfolio, spread across more than 60 buildings. 
On the sell side is Josh Gotlib of Black Spruce Management.
A slice of the deal already closed on Wednesday, with the rest expected to close in the fourth quarter or early 2025.

Micron on Tuesday announced the availability of the Crucial P310 2280 Gen4 NVMe solid-state drive (SSD) which expands Micron's P310 portfolio to address PCs, laptops and PlayStation 5. The company said a version with a heatsink will be released in the coming months, suited for use with PlayStation 5 and desktop gaming PCs.

Investors are increasingly eyeing the real estate sector with optimism as the Federal Reserve edges closer to initiating its <a href="https://www.benzinga.com/topic/interest-rates">much-anticipated rate-cut cycle.</a>
Real Estate Investment Trusts (REITs) have emerged as a standout performer in August, leading the market in gains while also becoming a magnet for investor inflows.
Five out of the 64 U.S.-listed real estate exchange-traded funds (ETFs) have collectively pulled in a robust $2.2 billion in net inflows over the past month. 
This influx of capital represents more than half of the total inflows that these ETFs have attracted over the entire past year, as market participants increasingly bet on the real estate sector to benefit from lower borrowing costs and more favorable financial conditions ahead of the potential Fed rate cut in September. 
Fed Chair Jerome Powell, in his remarks at the Jackson Hole Symposium, signaled that the Federal Reserve might consider lowering interest rates soon due to a noticeable cooling in the labor market. 
"The time has come for policy to adjust," he said, adding that &#8220;the cooling in labor market conditions is unmistakable.&#8221;
The Fed chair also expressed increased confidence that the economy is on a sustainable path toward the 2% inflation target. 
<h3 class="wp-block-heading">5 Real Estate ETFs Attract Inflows As Investors Jump On Rate-Cut Winners</h3>
The iShares U.S. Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/IYR#NYSE">IYR</a>) led the inflows, attracting $805.6 million in net investments over the past month—a sum that represents two-thirds of the fund's total inflows for the past year. 
The Vanguard Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/VNQ#NYSE">VNQ</a>) –&nbsp;the largest real estate ETF with $37 billion in assets under management – saw a strong recovery in August, pulling in $613.6 million and nearly offsetting its earlier outflows, bringing its yearly inflows close to breakeven. 
The Real Estate Select Sector SPDR Fund (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/XLRE#NYSE">XLRE</a>) also experienced robust activity, with $498.6 million in net inflows over the last month. 
Other notable performers included the SPDR DJ Wilshire REIT ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/RWR#NYSE">RWR</a>) and the iShares Residential and Multisector Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/REZ#NYSE">REZ</a>), which attracted $146.7 million and $136.8 million, respectively, during August.

Lower household borrowing costs and improved refinancing opportunities, fueled by expectations of declining interest rates, can significantly boost the profitability of real estate companies.
Real estate stocks, as represented by the VNQ ETF, have climbed 35% since their October 2023 lows, with a striking 14% gain in just the last two months, far outpacing the SPDR S&amp;P 500 ETF Trust (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/SPY#NYSE">SPY</a>)&#8217;s modest 3% rise over the same period. 
This robust outperformance in real estate stocks aligns closely with growing market expectations for impending interest rate cuts.
As illustrated in the chart below, the largest real estate ETF has moved inversely to the 2-year Treasury yield, a crucial indicator of market expectations for short-term interest rates.

Investors Funnel $2.2B Into These 5 Real Estate ETFs In Anticipation Of Fed Rate Cuts

On CNBC's &#8220;<a href="https://www.cnbc.com/video/2024/08/22/final-trades-amazon-target-jpmorgan-and-the-iyr.html">Halftime Report Final Trades</a>,&#8221; Jason Snipe of Odyssey Capital Advisors said he likes Amazon.com, Inc. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/AMZN#NASDAQ">AMZN</a>), with <a href="https://www.benzinga.com/analyst-ratings/analyst-color/24/05/38541875/amazons-advertising-business-is-going-to-grow-significant-scale-says-mark-douglas-a">advertising growing nicely</a>.
The remarks echo what MNTN CEO Mark Douglas said about Amazon's growing focus on performance advertising during <a href="https://www.cnbc.com/video/2024/04/30/amazons-ad-business-is-going-to-grow-significant-scale-and-be-very-profitable-mntn-ceo-mark-douglas.html" target="_blank" rel="noreferrer noopener">CNBC'</a>s "Last Call" on April 30. 
Also, Amazon.com's Amazon Web Services (AWS) just announced <a href="https://www.benzinga.com/markets/equities/24/08/40507491/amazon-web-services-commits-over-6b-to-malaysia-with-new-cloud-region">plans to invest $6.2 billion</a> (about MYR 29.2 billion) in Malaysia through 2038. The new AWS Region in Malaysia is expected to contribute around $12.1 billion (MYR 57.3 billion) to the country's GDP and support over 3,500 full-time equivalent jobs annually through 2038.

Anastasia Amoroso of iCapital named iShares U.S. Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/IYR#NYSE">IYR</a>), saying commercial real estate has done really well in the recent period, but is down 16% from its all-time highs. &#8220;The turnout is <a href="https://www.benzinga.com/quote/IYR">starting now,&#8221; she added.</a>

On Aug. 9, JPMorgan provided an artificial intelligence assistant to more than 60,000 employees, with plans to eventually make the technology available throughout the company. The program, called LLM Suite, is designed to help employees with tasks such as writing emails and reports, CNBC reported.

CNBC Halftime Report Final Trades: Amzon.com, Target, JP Morgan Chase & Co., iShares U.S. Real Estate ETF

Wall Street is currently witnessing the &quot;Great Rotation&quot; with investors shunning hot technology stocks in favor of smaller companies and other sectors. The combination of the Trump trade resurgence and the growing expectations of the Fed cutting rates in September has led to the rotation in the market.
The Dow Jones Industrial Average, which was underperforming, has gained 2.3% over the past week, outperforming the S&amp;P 500 and the Nasdaq Composite Index, which shed nearly 0.7% and 2.2%, respectively. The Russell 2000 small-cap index has risen 3.4% in a week. Value investing is also being favored by investors as it involves buying stocks or other financial assets that are believed to be undervalued or trading below their intrinsic worth.
Chances of Donald Trump winning in November have risen steadily in recent weeks. Trump favors higher tariffs, particularly on imports from China, that could potentially hurt semiconductor stocks. Technology names, which powered the bull market this year, have lost their sheen lately.
Trump prefers more deregulation, which will benefit the health insurance, energy and financial industries as well as small-cap companies. Proposed extensions of corporate and personal tax cuts could increase budget deficits and result in higher government borrowing. Consequently, longer-dated bond yields have surged lately, steepening the yield curve.
Inflation in the United States cooled in June to the slowest pace since 2021, spiking the bets for rate cuts as soon as possible. Fed Chairman Jerome Powell&#39;s latest comment that the Fed wouldn&#39;t wait for inflation to get to its 2% target before it began cutting rates also lent support to the rate cut bets. According to the CME FedWatch tool, traders now see a 100% chance of the Fed lowering rates in September.
Pint-sized companies have a higher level of debt, and lower rates generally lead to reduced borrowing costs. This helps small businesses to expand their operations more easily and results in increased profitability. A rate cut after two years of tightening would be a big relief for banks, which have been struggling with the impact of high rates on their profits and their borrowers. While lower rates can compress net interest margins for banks, it will encourage lending and potentially lead to increased consumer and business loan activity.
High-dividend-yield sectors such as utilities and real estate will be the biggest beneficiaries of rate cuts, given their sensitivity to interest rates. This is especially true as these offer higher returns due to their outsized yields. In real estate, lower rates can boost housing market activity by making mortgages more affordable.
Given the great rotation, some ETFs, which were depressed this year, have started to gain momentum and hit new 52-week highs in the latest trading session. We have highlighted them in detail below:

On June 12, Caterpillar raised its dividend and increased its share repurchase program. The Board of Directors voted to increase the quarterly dividend by 11 cents, an 8% rise to $1.41 per share, payable on August 20 2024, to shareholders of record as of July 22, 2024. Additionally, Caterpillar added $20 billion to its current share repurchase authorization, allowing for up to $21.8 billion in stock buybacks.

The delinquency rate for U.S. office loans rose in June as vacancies grew due to the post-pandemic work-from-home trend and persistently high interest rates, according to a <a href="https://www.fitchratings.com/research/structured-finance/us-cmbs-delinquency-rate-ticks-higher-in-june-office-delinquencies-rise-further-12-07-2024">report </a>from Fitch Ratings.
The rate of delinquencies, or late payments, on loans behind commercial mortgage-backed securities (CMBS) rose to 2.45% in June from 2.42% in May, according to the report released on Friday. The volume of 30-day delinquencies increased to $1.92 billion from $1.86 billion over the same period.

Office loans represented the largest share, accounting for 55% of 30-day delinquencies and totaling $1.05 billion, the report said.

The volume of loans that are at least 60 days delinquent reached $1.35 billion in June, up from $1.32 billion in May. Office loans accounted for $51%, or $692 million, of these new delinquencies, while retail made up 16%, or $214 million, and hotel represented 12%, or $162 million, of the delinquencies.
Three of the largest five new delinquencies were office loans, which accounted for 37% of total delinquency volume and 72% of office delinquencies, the report said.
The Illinois Center, secured by two adjoining 32-story office towers totaling 2.09 million square feet in the East Loop submarket of Chicago&#8217;s central business district, became 60 days delinquent on a $244 million loan in June 2024. 
The 1615 L Street loan of $134 million, secured by a 417,383-square-foot office building in downtown Washington D.C., was reported as a non-performing matured balloon loan in June 2024 that has been chronically delinquent after defaulting at its September 2023 maturity. 
The Zappettini Portfolio loan, valued at $120 million and secured by a portfolio of 10 office buildings in Mountain View, California, defaulted at maturity in June 2024, according to the report.
Price Action: Major commercial real estate lenders showed mixed performances on Friday.
CBRE Group, Inc. (NYSE: CBRE) gained 1.65% to close at $94.66, while Walker &amp; Dunlop (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/WD#NYSE">WD</a>) declined 0.47% to end the day at $99.68 and Cushman &amp; Wakefield plc (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/CWK#NYSE">CWK</a>) jumped 1.61% to $11.99.
Three exchange-traded funds that hold the most CBRE stock made modest gains on Friday. Invesco S&amp;P 500 Equal Weight Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/RSPR#NYSE">RSPR</a>) gained 1.05%, while the Real Estate Select Sector SPDR Fund (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/XLRE#NYSE">XLRE</a>) gained 0.73% and the iShares U.S. Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/IYR#NYSE">IYR</a>) edged up 0.84%.

Office Delinquencies Rise As Working From Home and Higher Rates Factor In
